For Immediate Release: International real estate company Time Equities, Inc. (TEI), along with co-developers JK Equities and Oak Capitals, hosted a grand opening event on Thursday evening, June 13 to celebrate first move-ins at 1000M, its newest luxury rental community. Located at 1000 S. Michigan Ave., in downtown Chicago’s Historic Michigan Boulevard District across from Grant Park, the 73-story tower was designed by the late, legendary architect Helmut Jahn, FAIA, to embrace famed views of the park and of Chicago’s world-renowned skyline along Lake Michigan.
The grand opening kicked off with a ribbon cutting and remarks from Fourth Ward Ald. Lamont Robinson; Chairman and CEO of Time Equities, Francis Greenburger; and leaders from Jahn, architect of record; McHugh Construction, general contractor; and JK Equities. An exclusive reveal celebration followed, highlighting the newly completed lobbies, indoor and outdoor amenities, and four model residences.
All apartments and amenities are designed by Kara Mann Design. 1000M management and leasing is led by Willow Bridge Properties.
“More than 10 years ago, Helmut Jahn and I began discussing our vision for an innovative, iconic residential tower here at 1000 S. Michigan Ave.,” said Greenburger. “Needless to say, we are thrilled with the result – it was certainly a labor of love. We could not have done this without the tireless commitment from the development team, Jahn, Kara Mann Design, Willow Bridge Properties and McHugh Construction.”
1000M’s first residents took occupancy on May 1, and the building is now one-third leased.
“The market response to 1000M has been remarkable,” said James Shortenhaus, business manager for 1000M. “The project amenities and the unobstructed views of Lake Michigan are unlike anything we’ve ever seen. Within the residences, people especially love the smart layouts, oversized closets, built-in desks and sleek Kara Mann finishes.”

Curated Amenities
80,000 square feet of indoor and outdoor amenities – more than any building in Chicago – span seven floors and feature spectacular views. The arrival on Michigan Avenue sets the tone, with a dramatic architectural entrance into the double-height grand lobby.
On levels 3 and 4, a 10,000-plus square-foot health club offers state-of-the-art cardio, strength, circuit and H.I.I.T. training equipment; a basketball half-court; spin studio; personal training rooms; yoga rooms; massage/treatment rooms and more. An indoor lap pool and whirlpool are on level 8.
Across levels 8 and 20 are a mix of sophisticated, comfortable, entertainment-ready social lounges, many with outdoor terrace access. They include gathering areas for relaxing and dining, fireplaces, libraries, a baby grand piano, wet bars, and easy access to chef’s demonstration or catering kitchens, but each lounge has a distinct identity. The Cocktail Lounge, for example, recalls Chicago’s famous speakeasies, while the Billiards Lounge and Arcade, Children’s Art and Playroom, and the Game Room offer entertainment such as foosball, shuffleboard and air hockey for adults or children. A golf simulator is housed in its own space.
Also on level 8 is an expansive outdoor sundeck with loungers, cabanas, a social garden, al fresco dining, grilling stations, and a heated pool for three-season use. On level 10, an Art Gallery leads to a Zen Garden overlooking the pool, with lounge seating, firepits, dining areas and grilling stations.
Coworking on level 21 offers communal and independent workspaces, coffee bars and print stations, private offices and booths, collaboration pods, and video-enabled conference rooms.
The Highest Residential Observation Deck in Chicago
The double-height lounge on level 73, scheduled to be completed in early fall, will showcase the tower’s signature amenity space: an open-air terrace with unparalleled lake, park and skyline views from what will be the highest residential observation deck in the city. Behind the open-air terrace will be the Wintergarden, a large social space flooded year-round with natural light. A reservable dining room with demonstration kitchen and jaw-dropping vistas will provide tenants with an intimate special occasion venue.
Design Vision
With vistas top of mind, Jahn’s elegant glass-and-steel exterior for 1000M, as well as the building’s orientation, provides the opportunity for residents to look upon Chicago’s best natural assets – its lakefront and parks – and its architectural diversity.
“The concept for 1000M is based on using the functions within to create a bold architectural statement on the skyline, while being responsive to contextual influences,” said Philip Castillo, FAIA, managing director of Jahn. “The curving façade and building height optimize views of the city, park, and Museum Campus. The footprint for the residential floors cantilevers to the south to capture breathtaking lake and city vistas. 1000M really is designed to celebrate Chicago’s distinct beauty and contribute to the city’s architectural legacy.”
In the Art Gallery and throughout the building is art on loan from Greenburger’s permanent collection, which includes more than 1,500 pieces from over 150 artists from Art-in-Buildings (AiB) — an international program he founded in 2000 that brings contemporary art by emerging and mid-career artists to Time Equities’ properties.
Lifestyle and Location
1000M’s tenants have access to on-site concierge and residence experience teams along with a dedicated app – blending 24/7, high-touch service with the convenience of technology. Residents can enjoy social events, fitness and wellness classes, and reservable amenity spaces for private functions. Myriad services such as dog walking, massage therapy, dry cleaning, housekeeping, event planning, and car detailing can be booked with 1000M’s preferred partners via the concierge or the app.
1000M also offers the perk of nightly rental suites for residents’ guests; an outdoor, gated pet park; pet grooming and washing facilities; and building-wide 1G+ high-speed Wi-Fi. The motor court, located outside the west-facing Wabash Ave. lobby, provides access to the building’s parking garage with 325 vehicle spaces, EV charging stations, and 356 bicycle spaces, plus access to the porte-cochère – convenient for ride sharing or help from the 1000M team with vehicle loading/unloading.
As 1000M’s front yard, Grant Park offers 319 acres of green space, gardens and playgrounds, and hosts year-round music events, art shows and festivals. The lakefront trail, beaches and boat harbors sit just beyond the park, and 1000M’s location boasts a transit score of 98, with CTA and Metra stations just blocks from the building, and a walk score of 96. It is within walking distance of top cultural institutions, such as The Art Institute of Chicago, The Field Museum, and the Chicago Symphony Orchestra, as well as popular restaurants, grocery stores, retailers, Soldier Field and more.
“There’s no residential building of this design, lifestyle experience or service caliber in all of Chicago, or the country for the matter, which is why the leasing team is seeing so much demand,” said Robert Singer, director of development for Time Equities. “Bringing 1000M to life has been an epic journey for all project partners, and we could not be happier for this moment.”
